Wallace Fleming, along with a few of our trades and suppliers, were able to complete the Zacharias’s basement at cost as part of the HomeStars Giving Back Program. As an already large family with four kids and twins on the way (due any day now!), Janet and Nathan Zackarias would not have been able to finish their basement without the generous support of Wallace Fleming and a number of our suppliers. Yes, as long as everything is completed up to a certain point, ensuring quality and safety are not being compromised. This is typically determined during the planning and design phase and, therefore, is developed on a case-by-case basis.
Start dates depend on the size and scope of the project. In some cases we might be able to begin work on a small project within a couple weeks of you contacting us. In the case of a larger project, we generally start within 4-6 weeks after the contract has been signed. This allows time for the permit application, finalization of the design, selection and ordering of materials such as carpet, fixtures, paint, and other finishing materials, and coordination of our sub trades.
With a larger home addition, start times could be anywhere between 2 – 4 months if a development permit and/or architectural drawings are required.
As with start dates, completion dates are governed by the size and scope of your project. An average basement takes between 2.5 – 3 months to complete. In other cases where it’s a much larger project, such as a whole home renovation, it may take 4 or more months. A large addition that has multiple phases and moving pieces, or a new build, may take 8 or more months.
In addition, being that we are in Calgary, seasonal considerations may also impact start and completion dates.
We always work with our clients to make requested changes where possible.
Part of the benefits of working with a Construction Manager is the assurance that you have someone working on your behalf. Therefore, your Construction Manager takes measures to reduce construction mess by cleaning up every day, putting up poly, laying down tarps, vacuuming and having (if required) the project professionally cleaned at the end.
It’s a combination of the two. In most cases, we will do the demolition and some final finishing work. However, the majority of the work will be performed and completed by our professional, trusted, and competent sub-contractors.
All our sub-contractors are true professionals, experts in their craft, and dedicated to providing superior work for your home renovation experience.
Depending on the size and scope of your project, there could be up to 20 different trades in your home at any given point throughout the project. Have peace of mind knowing that Wallace Fleming works with only honest, reputable, and highly skilled individuals. If we wouldn’t have them in our house, then we would not have them in yours.
We are loyal to our suppliers and sub trades (and they to us). We have worked with them on many projects and have often received positive feedback from clients as to the professionalism, honesty, and congeniality of our sub trades. They are licensed, insured and if required, bonded. We trust them and wouldn’t invite them into your home if we didn’t.
At Wallace Fleming if a permit is required to begin a project that permit will, without exception, be pulled by us. It’s our policy to pull permits where required for the safety, security, and peace of mind of our clients and our business.
Whether you do or don’t need a permit depends on the scope of the work you want completed. Cosmetic changes such as painting walls, new countertops, flooring, new kitchen cabinets, etc., don’t require permits.
However, major changes such additions, basement developments or any work that alters the structure of your home, such as removing interior walls, do require permits.

In all cases, if a permit is required, Wallace Fleming or the respective sub trade will pull that permit. It’s important to note that aside from the homeowner, only professional and licensed contractors and sub trades are permitted to pull permits with the City of Calgary.
